Instruction & Identity Checks (Getting Started)

Your legal file will be set up and you will receive your official Letter of Engagement, along with a detailed breakdown of costs. To comply with UK anti-money laundering laws, you will securely submit your proof of identity and source of funds. Once these checks are complete, your solicitor will formally contact the other party’s legal team to request the contract pack.

Searches & Contract Review (The Investigation)

TThis is where the specialist legal work happens. Your assigned solicitor will order the necessary local authority, environmental, and water searches to ensure there are no hidden issues with the property. They will thoroughly review the contract pack, verify the property's legal title, and raise specific enquiries with the seller’s solicitor to resolve any discrepancies.

Exchange of Contracts (Making it Legally Binding)

Once you, your mortgage lender, and your solicitor are happy with all the paperwork, you will sign the contract and transfer your deposit. Your solicitor will then formally exchange contracts with the seller's legal representative. At this exact moment, the transaction becomes legally binding, a fixed completion date is set, and neither party can pull out without severe financial penalties.

Completion & Key Handover (The Big Day)

On the agreed completion date, your solicitor will request your mortgage funds from your lender and transfer the remaining balance to the seller’s legal team. Once the funds are received, the transaction is officially complete, and you can collect the keys. Your solicitor will then pay any Stamp Duty Land Tax (SDLT) on your behalf and register you as the official new owner with HM Land Registry.
