Your legal file will be set up and you will receive your official Letter of Engagement, along with a detailed breakdown of costs. To comply with UK anti-money laundering laws, you will securely submit your proof of identity and source of funds. Once these checks are complete, your solicitor will formally contact the other party’s legal team to request the contract pack.
TThis is where the specialist legal work happens. Your assigned solicitor will order the necessary local authority, environmental, and water searches to ensure there are no hidden issues with the property. They will thoroughly review the contract pack, verify the property's legal title, and raise specific enquiries with the seller’s solicitor to resolve any discrepancies.
Once you, your mortgage lender, and your solicitor are happy with all the paperwork, you will sign the contract and transfer your deposit. Your solicitor will then formally exchange contracts with the seller's legal representative. At this exact moment, the transaction becomes legally binding, a fixed completion date is set, and neither party can pull out without severe financial penalties.
On the agreed completion date, your solicitor will request your mortgage funds from your lender and transfer the remaining balance to the seller’s legal team. Once the funds are received, the transaction is officially complete, and you can collect the keys. Your solicitor will then pay any Stamp Duty Land Tax (SDLT) on your behalf and register you as the official new owner with HM Land Registry.

Conveyancing is the legal process of transferring the ownership of a property or piece of land from one person or business to another. It includes drafting contracts, conducting property searches, handling the transfer of funds, and registering the new ownership with HM Land Registry.
Disbursements are essential third-party costs that we pay on your behalf during the legal process. These are not our legal fees. Common disbursements include HM Land Registry fees, local authority property searches, and Stamp Duty Land Tax (SDLT).
Exchange of contracts is the moment the transaction becomes legally binding; neither the buyer nor the seller can back out without severe financial penalties. Completion is the final step—usually a week or two later—when the final purchase money is transferred, the legal documents are dated, and the keys are handed over.
For a standard residential property, the process typically takes between 8 to 12 weeks from the moment your offer is accepted to completion. However, this can vary depending on the length of the property chain, mortgage delays, or how quickly the other party's solicitors respond.
Property searches protect you from nasty surprises after you buy. They check for things like upcoming road schemes that might be built near your house, whether the property is built on contaminated land, or if there are planning restrictions on what you can build or alter.
Yes. These schemes involve additional legal paperwork and strict deadlines set by developers or the government. Our solicitors have the specific expertise required to process these specialist residential transactions smoothly.
Commercial conveyancing is generally much more complex. It involves deep investigations into planning permissions (Use Classes), asbestos and environmental liabilities, complex commercial mortgages, and intricate leasehold agreements that dictate who pays for major structural repairs (dilapidations).
Absolutely. Commercial leases are binding financial commitments. Whether you are taking over an existing lease (assignment) or negotiating a new one, you need legal advice to ensure you aren't trapped by unfair rent review clauses, hidden service charges, or unfair repair obligations when you eventually leave.
We handle the buying, selling, and leasing of all types of business premises, including retail shops, industrial warehouses, office blocks, restaurants, and mixed-use properties (e.g., a shop with a residential flat above it).
